The contemporary Bulgarian Eco houses are healthy, warm, and pollution free because of the natural origin of the materials used in their construction. They are designed for year round inhabitance as family homes or summer houses. They are suitable for urban areas as well as rural villas or resorts.

    The Eco houses are warm in the winter and cool in the summer. They have two types of thermal insulation: one that is integrated into the walls, floor and roof, and an additional high performance insulation that covers the outside walls. As a result of the perfect thermal insulation the Eco houses are energy efficient.

    The Eco houses are characterized with extremely short construction period and have a life span of over 100 years.

   Better properties of the buildings in case of a fire

   The wood, as a the construction material, does not change its weight-bearing capabilities in a case of high temperature.
   The following experiment demonstrates the unique properties of the wood over the metal: Two joists with identical width are placed over two columns. One joist is from metal and the other one is wooden. On the top of the wooded joist is placed weight but over the metal one is not. A strong fire is lit right under them, several minutes later the metal joist bends and falls under its own weight, the wooded one gets on fire but keeps holding the weight for another couple of hours. In the process of burning an ember is formed which slows down the burning process in the inner part of the wood and lets it keep its weight bearing capabilities for much longer.
   Statistics show that fires almost never start from the construction, but always outside it (connectors, electrical devices, clothes, Christmas lights, etc). In the construction of the floors, walls, and the ceiling we use gypsum boards for covering and rock wool for insulation which are fire resistant materials and protect the building in case of a fire.

    Better stability in a case of an earthquake

   The Eco houses are constructed entirely out of timber frames. Such constructions are recommended in areas of earthquake activity for the following reasons:
   1. Wood as a construction material is extremely elastic. It resists on large sudden pressures and maintains the structural integrity of the building in case of a disaster.
   2. There are no monolithic (fixed) connections in the Eco buildings. Every timber connector used in the construction can bear certain displacement without breaking or damaging the structure.
   3. The considerably lower weight of the construction leads to much lower gravity forces and fewer victims in case of a disaster.
   To sum up, wood-frame constructions are strong, lightweight and flexible which make them an exellent design choice in earthquake regions.

   Increased acoustic and thermal insulations

   The increased properties of our acoustic and thermal insulations are result of the first class insulation materials used in the construction process, as well as the technology of placing those materials into the construction frames.

Design and Construction

 

   The designing begins with establishing the specific requirements of the customer. This process includes the defining of the precise location of the building on the estate, the building’s plan and functions, and all other important for the customer details.

   The architectural design goes through two stages: a preliminary design and a process planning. The preliminary design includes the specification of the building plan, its facades and their implementation on computer CAD programs. The price included in the contract as well as the process plan is based on the preliminary design.

 

   The complete process planning includes the following elements:

      geology report

      architecture

      construction design

      building site vertical planning

      water and waste water engineering

      plan of the electrical, water supply and sewage, and ventilation installations as well as phone, cable, internet and security systems

 

   Foundation - the foundations can be laid by the company, a separate constactor or the customer.

 

   Assembly - the assembly of the timber construction, all insulations and the roof is done on the building site.

 

   Exterior and Interior finish - the exterior and interior finish as well as the materials used in them are subject to agreement between the customer and the developers.

 

   Documentation – The whole documentation including engineering documentation, building codes, design plans and specifications as well as receiving permission for use / consturction are covered by the developers.

 Construction Elements

We use softwood timber with humidity level up to 10%. Every construction element has been moisture proofed and treated against parasitic fungi, wood worms and other pest organisms before used in the construction.

Walls

External Walls

The external walls are 23.50cm thick with 15.00cm rock wool between the studs. The weight-bearing frames are made of 15cm softwood timber; the inner covering is 1.25cm gypsum lath, for external wall sheathing we use 1.25cm OSB boards. Additional external thermal insulation of 5cm EPS sheathing panels is also applied.

The external walls are constructed using class “A” studs, plates, headers, and non-flammable gypsum sheathing boards. This guarantees the building will withstand atmospheric pressures in wide diapason and secure its longevity. Every part of the frame is moisture proofed and treated against parasitic fungi and other pest organisms.

Internal Walls

The internal walls are with thickness of 17.50cm with 10.00cm rock wool between the studs. All installations are located between the layers of rock wool. The walls are constructed of 15.00cm softwood timber and sheathed with gypsum lath. The internal walls are light and elastic which makes them reliable against earthquakes. They are made out of fire-resistant, natural materials which provide healthy, non-flammable environment. The walls in the high-moisture areas of the house are specially treated to repel dampness.

Wall Paneling

The external walls can be finished in several different ways – plasters, wood siding, stone facing or vinyl. The decision is always left to the customer. The internal walls are entirely covered with gypsum lath which make them extremely smooth and perfect for any kind of facings, interior paint or wall-paper.

Floor Construction and Foundations

Foundations and concrete slab

Under foundations we include digging, casing, and laying the foundations as well as reinforcing and laying the concrete for the foundation slab. We can build practically anywhere but the price of the foundations is dependent on the customer’s choice, the architecture design of the building, and the terrain.

Floor framing

Fifteen percent of all thermal losses come from the floor which makes the floor insulation very important to us. The floor is framed using 10cm timber joists with 10cm rock wool between them and covered with 25mm OSB boards which let us reach perfect insulation. We also place hydro insulation made of PVC foil between the concrete slab and the timber construction. The floor slabs are with thickness of 25cm and have additional acoustic insulation.

Flooring

The customer has a wide variety of flooring materials to choose from. We offer plank flooring, parquet – it can be on strips, blacks or laminated blacks, as well as all kinds of resilient and ceramic tiles.

Ceiling Construction Framing

The weight-bearing frame of the ceiling is constructed of impregnated softwood timber with vapor, thermal and acoustic insulations. The ceiling sheathing is made of gypsum lath boards.The floor slabs are 28cm thick with 20cm weight-bearing frame and additional acoustical insulation.

Covering

The choice of ceiling material is factored by the height of the premises, the presence of an upper floor, as well as the lighting and heating solutions. Depending on the architectural design the weight-bearing rafters can be visible or invisible.

Roof Construction

We offer several methods for constructing the roof frame including gable, hip, mansard, intersecting, and shed roofs. The choice of a roof frame depends on the configuration of the roof and the number of dormers it has to cover. The construction of the roof frames in factory conditions greatly speeds the roofing process. The roof construction includes the weight-bearing frame, vapor insulation, thermal insulation with rock wool, hydro insulation with PVC folio and the roof covering material.

Roofing

The covering material is determined by the slope of the roof runs which depends on the presence of a mansard floor or a cellar. If a mansard floor or a cellar is present it leads to a steeper roof which requires the covering material to be glued or fixed with connectors to the roof frame. If the roof has a slight slant extra hydro insulation is necessary. The roof covering can be done with asphalt, ceramic or concrete tiles as well as metal shingles.

Deviation System

We construct the deviation system out of PVC elements. It is distinguished with liability and longevity in wide diapason of climatic conditions. It is resistant to UV light and keeps its elasticity in negative temperatures.

Woodwork Doors

All exterior and interior doors can be manufactured from HDF, MDF or massive wood. The choice is always left to the customer.

Windows

The windows can be PVC, manufactured from triple layered timber or aluminum.

Installations

Water supply and sewage

The plumbing is constructed of polypropylene pipes located within the walls. This technology keeps the water free of polluting materials and guarantees against leaks of any kind.

Electrical installation

All the cables needed for the electrical installation are placed in metal pipes which are located within the walls. The pipes are covered with fire proofed rock wool which protects the building from fire in case of a short circuit.

Heating and Ventilation systems

Because of the unique frame construction of the buildings all heating and ventilation solutions are possible.

Internet, Phone, Cable and Security installations

The installation of Internet, phone, cable and security systems can be done analogically to the plumbing and electrical installations.

Warranties

We guarantee all construction work done by us. The warranty terms vary for the different jobs and are based on Article 173, paragraph 4 of The Law for Territorial Development.

- for the construction work including the foundations – 10 years;

- for hydro, thermal, and acoustic insulations – 5 years;

- for all finishing work including floor and wall covering – 5 years;

- for electric installation, water supply and sewage – 5 years.

 The warranties start from the date a permission for use is issued.
