I. FOR PROJECT

       KARVUNA SPA RESORT - is the pilot project of Arbitrage&Co LTD in the field of residential construction on the Black Sea coast. It is situated on the Northern Bulgarian Black Sea coast in the close proximity of the Town of Kavarna and Cape Kaliakra and just 64 km. from the International Airport of Varna city – our Bulgarian sea capital. The luxury complex is named after the old name of the town of Kavarna.

The complex consists of 42 two – storey family houses and 58 apartments in 4 three – storey buildings.

BASIC DATA:

Situation: On the sea coast; next to golf field; close to sea resort

Materials: The high-quality materials and technologies used are guarantee for European quality and security: bricks “Wineberger”, inside thermal insulation “Knauf” and outside thermal insulation “Austrotherm”,   roof cover with Bramac tiles and five-chamber PVC joinery with thermal frame.

Other facts: Restaurant  - 100  seats ; Grocery ; Beauty parlour and hairdresser; Dry cleaners reception station and laundry ; Swimming pool ; Disco club -100 seats; Irish pub - 100 seats; Parking spaces - а parking space for each house / apartment ; Sport and relaxation centre ; The whole resort is with built-up infrastructure , which is included in the price ; Green yards.

 

II. TERMS FOR SALE

1. BUING A HOUSE:

We are selling houses in the SPA RESORT at the stage of completion as follows:

The Exterior :

Construction: Brick walls, Reinforced concrete slabs, beams and columns.
Roof: Reinforced steel-concrete structure; hydro and thermal insulation ; roof cover with Bramac tiles.
Facade: Mineral plaster San Marcoand stone facing


The Interior:  
Furnishings not included.

Doors:  Exterior doors -/ massive wood ; Interior doors - MDF 
Windows: PVC - Five-chamber German joinery
Walls/ Ceilings: Painted with latex . The external walls are 35 cm. thick.
Floor-coverings: Terracotta or “granitogrese” tiles in corridors, staircases, bathrooms and terraces. Laminate in the rest premises.
Light fittings:  All the required wring will be installed.
Other finishing: Sewerage and water installation; Electric Installation: Broadband internet connection, Cable

TV connection, air conditioning , full kitchen; full equipment in Bathroom /WC, two individual boilers for heating water
installed  in each  house, alarm system and fireplace. 


2. BUYING AN APARTMENT: 

At that moment we are selling the apartments “off-plan” with possibility for finally payment at fully completed apartments. When you buy an apartment “off-plans” you have to prove profitability.

  
AFTER - SALE SERVICES

FURNISHING (OPTIONAL) - We offer you possibility for furnishing by catalogue after you buy your property.

AINTENANCE OF PROPERTY - SPA resort will be centrally managed. Every owner shall pay annual fee, which is part of owner’s obligations. 

Upon this amount you receive

      • maintenance service, designed to ensure you with:Gardening/Landscaping of all common areas; 
      • pool cleaning and maintenance, maintenance of common parts of building (including corridors and
        staircases);
      • Indoor and Outdoor lighting in common areas only;
      • 24 hour all year round security with life-guard and security equipment;
      • оn site manager and concierge, if e-guard and free use of the parasols and lounges around the swimming pool

MANAGEMENT OF THE PROPERTY (OPTIONAL) - If you buy a property with investments purpose, we offer you to avail of this option. This service is meant for owners who want to return their investment by renting the property out. In this case
will be signed the Contract with 8% guaranteed rental income per year and we will be responsible for all rental amounts and
protection of your interests. 

 

III. STEP BY STEP

« steps to go through, which will assure that you have chosen the best property for your requirements »

Step 1:  Reservation - The process of buying a house /an apartment in Karvuna resort starts with completion of a reservation form and payment of a reservation deposit of 3000 Eur. The deposit will be subtracted from the final payment. 
Reserving the property, gives you the opportunity to organize your out-look of the property and to arrange the necessary documents for signing the preliminary contract within 30 days.This serves as a guarantee, that during this 30-day period, the seller will not sell the property to a third party and the price will not be changed.
The payment schedule is subject to further changes, depending on possibility of an individual customer. 

Step 2:  Viewing - Viewing can be conducted by preliminary appointment at a time convenient for You. Booking your viewing trip to Karvuna resort, you also engage the dates for your visit. Thus, we can spare enough time and resources for you.

Step 3:  Legal obligations - For your safety, prior to paying the deposit, we recommend you to find a lawyer, who will perform the necessary checks. Choose a legal adviser (or ask us to assist you)– before starting the buying process, the purchaser should approach a lawyer of good reputation and ask him/her to represent you in front of the Public Notary where the final contract will be signed. The purchaser's lawyer must investigate the investor and the developer and ensure the following: that the vendor holds an absolute title (deed) to the property, that the property is unencumbered, that all acts associated with the construction of the property are based on a lawful planning permission and that all obligatory property taxes have been paid.

Step 4:  Preliminary Contract - After all legal documents are performed, buying  procedure can be started. The preliminary contract is prepared by the seller and forwarded to you or your broker for confirmation. We can proceed to exchanging contracts and signing, only after your lawyer checks and approves all conditions in the contract, guarantees that all documents are authentic and you give your agreement. Traditionally, on the signing the preliminary contract, the buyer pays  deposit  ( % ) from the price.

Step 5:  Completion - This is generally set a few days or a few weeks after exchanging the contracts, depending on each partner personal requirements. The buyer becomes the official owner of the property when the final purchase contract, prepared by a solicitor, is certified at a notary office. After signing of the contract in front of the notary it has to be filled in the special property register in the local Regional court / the register is similar of the cadastre register in some west European countries/.

 

IV. PRICES AND AVAILABILITY

         The process of buying a house /an apartment in Karvuna resort & SPA starts  with completion of a reservation form and payment of a reservation deposit of 3000 Eur.
