 1. PROFESSIONAL ADVICE

2. AIR PORT PICK UP & ACCOMMODATION

 Arranging airport pick-up and accommodation.

We require a FEE of ONLY 99 € (per person based on 2 people sharing) for organizing the rest of the particulars locally arranging, airport pick-up, accommodation and a view of properties in the region of Vratsa. The petrol is payable for viewing properties in other regions.

The fee is deducted from the final price.

 

3. VIEWING TRIPS

 Viewing trip (sign an order for purchase) to view the selected properties ad areas.

4. Setting up a company (this could be done from a distance –contact us)

The costs involved are: 5 000 leva. Administrative costs (payable to the state & registration court). This is the minimum capital that you need to raise for registration. Once the entire share capital has been paid up these funds can be accessed and withdrawn.The process of forming your company can take anywhere between a few days to a few weeks. 

For a fee of  500  €  we can set up a company and complete all the above details on your behalf.

5. PROFESSIONAL HELP CHOOSING A PROPERTY

 Help with choosing a property, negotiate price and terms, do legal checks, conveyance and survey.

6. RESERVING PROPERTY  

 Take the property off the market by reserving the property and signing a preliminary contract (this could be done from a distance by the proxy you have authorized to act on your behalf). The preliminary contract involves paying a deposit, usually 10% of the purchasing price.

Please note that our comission of 3% but not less than 500 €  must be paid together with the reservation deposit and it is non refundable.

7. SIGNING THE NOTARY DEEDS

 Completion the deal by transferring final funds and signing the Notary Deed.

Title Deed (Notary Act) is a standard document transferring ownership of the property. You or the person acting on your behalf with a Power of Attorney (POA) will receive it within 3-5 days from the Public Office.

8. TRANSLATION & INTERPRETATION
The staff of all local offices are fluent English speakers and you will be accompanied by an English-speaking broker during the viewings. All the documents throughout the purchase process will be translated for you into English (translations into other languages are also possible if required but will be charged additionally in some cases). The most important of the documents (including deeds) will be translated and signed by a sworn translator. You do not need to engage interpreters separately at any point of the purchase.

  9. BANK ACCOUNTS & PAYMENTS

Opening a bank account is a straightforward procedure but requires time especially if you have to choose between the many local banks. We will help with this matter recommending a bank and accompanying you to open an account. The banks we recommend are secure and have staff who speak English.

In most cases the easiest and safest way to bring money into the country for the house purchase is to open a bank account in Bulgaria and to transfer the necessary funds from your account abroad to this account whenever it is needed. Many of our clients find it comfortable to use this way not only for the property purchase but also for their subsequent visits to the country.

The company bank accounts are used for the property purchases and for other payments related to the property. All transactions from the company accounts are recorded in the company books.

 

10. LEGAL SERVICES

With any property purchase it is very important to ensure that you have the correct legal representation. In Bulgaria they use a system of public notaries which are regulated by the government and check that all your documents are in order before the property is transferred to you. In additional to this some buyers also choose to retain a personal lawyer to give them additional protection. We are happy to recommend a number of independent English speaking lawyers should you need this service.

11. INSURANCE

Once you Bulgarian property in completed it is important that you protect it with the appropriate level of insurance. We are happy to arrange competitive quotes for you property. Please contact us for more information.
